Al Hamra: Communities and Projects Guide

HomeRas Al Khaimah Developer Guide › Al Hamra Developer Guide

Information last checked 27 August 2026. Entity, destination and project roles should be confirmed for the specific project and unit — Al Hamra sells some projects directly and partners on others.

Al Hamra is a privately held real estate developer and lifestyle company headquartered in Ras Al Khaimah, established in 2003 under Group CEO Benoy Kurien. It's the longest-operating master developer in RAK and the company behind Al Hamra Village — a roughly 77 million sq ft master community with 4,000+ homes, an 18-hole DP World Tour golf course, a 220-berth marina, and hotels including the Waldorf Astoria, The Ritz-Carlton and Sofitel. Where RAK Properties and Marjan are publicly listed or government-owned respectively, Al Hamra remains a privately held company — worth knowing when evaluating counterparty structure and disclosure.

Al Hamra's current active portfolio

Al Hamra is not only a legacy operator of Al Hamra Village — it is also launching new projects:

  • Al Hamra Greens — launched in July 2025 alongside Aila Homes, with 1,754 one- to three-bedroom apartments. Al Hamra's launch announcement stated prices from AED 1.2 million and reported that more than 38% sold during the pre-launch phase and launch weekend; neither figure should be treated as a current quote or availability statement.
  • Aila Homes — 200 three- and four-bedroom townhouses launched alongside Al Hamra Greens; more than 50% reportedly sold before the official launch event.
  • Falcon Island — a twin-island community of roughly 502 villas and townhouses within Al Hamra Village, with Venetian-inspired canals and interiors by architect Paolo Colombo.
  • Al Hamra Waterfront — a waterfront project within Al Hamra Village comprising 622 apartments across five 18-storey buildings and 19 townhouses, with a stated total sales value of approximately AED 1.4 billion, offering direct views toward Al Marjan Island and the Wynn resort.
  • Bab Al Bahr Residences — notably, Al Hamra's expansion onto Al Marjan Island itself, with pyramid-shaped midrise buildings across three named phases (Fayrouz, Kahraman, Yakout) — a different architectural identity from the glass-and-contemporary style that dominates most of Al Marjan Island.

Al Hamra's official launch announcement described the combined investment value of Al Hamra Greens and Aila Homes as exceeding AED 3 billion.

How buyers should use this guide

  • Use the Al Hamra Village community guide for setting and maturity context.
  • Use this page to understand Al Hamra as a counterparty — its structure, track record and current pipeline.
  • Confirm the specific project entity and current terms directly with Al Hamra or Bridgewater — company-level track record doesn't substitute for project-level due diligence.

What to verify for an individual Al Hamra project

  • The legal developer, seller and contracting entity — Al Hamra develops most of its own portfolio directly, but confirm this for any specific unit.
  • Current project status, plot, unit specification and permitted use.
  • Contractual price, payment schedule, completion or handover terms and total ownership costs.
  • Any brand, hotel-operator, rental-management or service relationship — particularly relevant for branded or waterfront-adjacent units.
  • The source and permitted use of brochures, plans, renders and other project material — treat launch-week marketing claims (like "38% sold in 24 hours") as company-reported figures, not independently audited ones.

Frequently asked questions

Is Al Hamra a public company?

No — Al Hamra is privately held, unlike RAK Properties (publicly listed on ADX) or Marjan (government-owned). This affects the level of public financial disclosure available; there's no public quarterly reporting to review the way there is for RAK Properties.

What's the difference between Al Hamra Greens and Aila Homes?

Both launched together in July 2025 within Al Hamra Village, but they're different products: Al Hamra Greens is a 1,754-unit apartment community starting around AED 1.2 million, while Aila Homes is a smaller, 200-unit townhouse community aimed at families wanting more space.

Does Al Hamra build outside Al Hamra Village?

Yes — Bab Al Bahr Residences is Al Hamra's project on Al Marjan Island itself, distinct from its home community. Don't assume every Al Hamra project is inside Al Hamra Village; confirm the location for each.
