- Ownership: Wynn Resorts holds a 40% equity interest and will operate the resort. The other 60% is controlled by Marjan following its October 2025 merger with RAK Hospitality Holding, which consolidated the two government-owned predecessor interests.
- Joint-venture funding: Wynn reported US$48.1 million of cash contributions during Q2 2026, bringing its life-to-date contributions to the Al Marjan joint venture to US$1.06 billion. Wynn's detailed filing says that joint-venture funding covers Wynn Al Marjan Island and the adjacent Janu Al Marjan Island development, so the US$1.06 billion should not be read as the resort's standalone construction cost.
- What it includes: a hotel, retail and entertainment resort incorporating the UAE's first licensed commercial gaming facility.
- Access infrastructure: the 548-metre Wynn Bridge is planned to connect the resort through Marjan Avenue to the E311/E611 network. Wynn reported it at 48% complete on 2 February 2026 and then targeted completion in late 2026. No newer official bridge percentage was identified in Wynn's July or August 2026 updates, so 48% is a dated milestone rather than a current progress estimate.
- Construction continuity: Wynn disclosed a short construction pause in March 2026 because of regional conditions and said work had resumed. Its Q2 2026 filing continued to state an expected September 2027 opening.

- 15 July 2026: Wynn's Q2 presentation showed construction continuing after the hotel tower topped out in December 2025, with extensive interior works under way. The presentation did not publish a newer bridge or facade completion percentage.
- 11 August 2026: Wynn announced completion of the resort's 550-metre beachfront, sheltered lagoon and 319-metre offshore reef.
- 25 August 2026: Wynn introduced four Townhomes within Enclave. These are two- and four-bedroom resort accommodations, ranging from 630 to 1,110 square metres, and are described as available by exclusive reservation rather than as residences for sale.

Wynn Al Marjan Island isn't an isolated project — it's anchoring a cluster of related development:
- Janu Al Marjan Island — Marjan and Wynn Resorts' second joint venture on the island, breaking ground in mid-2026 and scheduled to open in 2029. It brings Aman Group's Janu brand to the UAE for the first time: a 132-room hotel plus branded residences, located directly adjacent to the Wynn resort.
- Branded-residence launches — multiple developers have launched branded residences on Al Marjan Island. Each project still requires separate developer, contract, construction and operator checks.

It's the single biggest demand driver in the current market — but the resort hasn't opened yet. Current pricing on Al Marjan Island reflects anticipation of Wynn's opening, not confirmed post-opening performance. There is no independently verified data yet on how RAK property values will actually move once the resort is operating, because it isn't operating. Any claim of a "guaranteed uplift" tied to the September 2027 opening — whether from a developer, a broker, or a content site — is a marketing projection, not a fact. The comparable pattern from other integrated-resort markets (Macau, Singapore's Marina Bay Sands) suggests meaningful upside is plausible, but the scale and timing in RAK's specific case remain unproven until there's real data to test it against.
