Information last checked 27 August 2026. Portfolio relationships and current project terms should be confirmed for the specific project and unit — this guide does not imply Bridgewater represents RAK Properties or has access to any particular unit.
RAK Properties (ADX: RAKPROP) is a publicly listed Ras Al Khaimah property developer, incorporated in 2005 and traded on the Abu Dhabi Securities Exchange. Of the three organisations compared here, it is the one with regular public financial reporting and published annual reports, providing buyers with an additional evidence source when assessing the company.
RAK Properties by the numbers
- Total assets: approximately AED 8.86 billion as of H1 2026, including AED 2.81 billion in current assets.
- FY2025 revenue: AED 1.84 billion, up 30.66% year-on-year; FY2025 earnings of AED 404.30 million, up 43.92%.
- H1 2026 results: revenue of AED 533.14 million, EBITDA of AED 138.91 million, and a net profit after tax of AED 76.65 million.
- Development backlog: a record AED 3.30 billion as of H1 2026 — a useful proxy for how much confirmed, contracted delivery work the company has ahead of it.
- Government ownership stake: approximately 34%, following an increase from an earlier 5% holding.
- Sales momentum: 1,412 units sold in the first nine months of 2025, with profits reported up 79% year-on-year over that period.
Because these figures come from audited or company-reported quarterly disclosures to the ADX, they're independently checkable in a way that a privately held developer's marketing claims aren't — worth knowing when comparing RAK Properties against Al Hamra or a smaller project developer.
RAK Properties' portfolio
RAK Properties is the master developer of Mina Al Arab, including its newer Hayat Island and Raha Island components, and holds a growing hospitality portfolio alongside its residential business:
- Residential communities and projects: Hayat Island, Raha Island, Bay Residences, Gateway (I and II), Mirasol (including a recently launched Phase II), Solera, Nura, Cape Hayat, Bayviews, Porto Playa and SKAI.
- Expansion beyond Mina Al Arab: RAK Properties has also launched sales at Lunara on the Strand, a destination community at Marjan Beach — Marjan's separate masterplan — showing RAK Properties operating as a project developer on another company's masterplanned land, not only on its own.
- Hospitality: RAK Properties has signed hotel management agreements with international operators, including an approximately 250-key Anantara Mina Al Arab Resort with Minor Hotel Group, featuring Maldives-inspired overwater villas — a first for the emirate.
How buyers can use this guide
- Use the Mina Al Arab community guide for destination-level context — but don't assume every Mina Al Arab project belongs to RAK Properties, or that every RAK Properties project is in Mina Al Arab (Lunara on the Strand is the counterexample).
- Use RAK Properties' quarterly ADX disclosures as an independent check on the company's financial health and delivery pace — a genuine advantage over developers without public reporting.
- Confirm the seller, contracting party and delivery responsibility for the specific unit rather than relying on the portfolio label alone.
What to verify for an individual project
- The legal developer, seller and contracting entity — confirm this even for a project inside Mina Al Arab, since not everything there is built by RAK Properties directly.
- The current project status, plot, unit specification and permitted use.
- The contractual price, payment schedule, completion or handover terms and total ownership costs.
- Any brand, hotel operator, rental-management or service relationship — particularly relevant for RAK Properties' hospitality-branded residential projects.
- The source and permitted use of brochures, plans, renders and other project material.
Frequently asked questions
Is RAK Properties government-owned?
Partially. The government holds a minority stake of approximately 34%, following an increase from an earlier 5% holding — it's not majority government-owned the way Marjan is, but it isn't a purely private company either. It remains publicly traded on the ADX.
Does RAK Properties only build in Mina Al Arab?
Mostly, but not exclusively. RAK Properties is the master developer of Mina Al Arab, but it has also launched projects like Lunara on the Strand at Marjan Beach — a masterplan owned by Marjan, not RAK Properties. Always confirm the specific location and master-developer relationship for any RAK Properties project.
Can I check RAK Properties' financial health independently?
Yes — this is a genuine advantage over privately held or government-only developers. As an ADX-listed company, RAK Properties publishes quarterly financial results and annual reports that anyone can review, rather than only issuing company press releases.
