Three organisations shape almost all off-plan and master-planned property in Ras Al Khaimah: RAK Properties, Al Hamra, and Marjan. They're not interchangeable, and they're not always the entity actually selling you a unit — a master developer typically sells or masterplans land, and a separate project developer builds and sells the building on it. Confirming which entity is contractually responsible for your specific project matters more here than almost anywhere else in the UAE, given how much of RAK's current pipeline runs through partner developers building on masterplanned land.

Why the Marjan merger matters to buyers right now
In October 2025, Marjan completed a strategic merger with RAK Hospitality Holding, the government's hospitality and investment arm. The combined entity operates under the Marjan name and brings master-development and hospitality interests into one organisation. It also controls the two predecessor entities' combined 60% interest in the Wynn Al Marjan Island joint venture. The core buyer check remains unchanged: Marjan is usually the master developer, not the direct seller of a particular unit.
How to compare projects responsibly
- Confirm the legal developer, seller and contracting party for the specific unit — not just the master developer's name on the marketing material.
- Check the project and plot against current official sources (the master developer's own masterplan pages, not third-party aggregators).
- Treat price, availability, payment plans and handover dates as time-sensitive, regardless of which organisation is behind the project.
- Verify service arrangements, branded relationships (hotel operators, design partnerships) and usage restrictions separately — these vary by project even within the same master developer's land.
- Rely on the contract and current first-party evidence for the exact unit, not on a developer's overall track record as a substitute for project-specific due diligence.
Frequently asked questions
Is Marjan the same company it was a year ago?
No. Following the October 2025 merger with RAK Hospitality Holding, Marjan is now a larger, government-owned entity that combines master development with hospitality operations and a direct stake in Wynn Al Marjan Island. If you've seen older material referring to a separate "RAK Hospitality Holding," it now operates under Marjan.
Is RAK Properties the same as Marjan?
No — they're separate organisations. RAK Properties is a publicly listed, ADX-traded developer focused primarily on Mina Al Arab (including Raha Island and Hayat Island). Marjan is the government-owned master developer for Al Marjan Island, RAK Central and Marjan Beach. Don't assume a project on one company's land is developed by the other.
Which of the three has the longest completed track record?
Al Hamra, established in 2003, has the longest history of completed, operating projects — Al Hamra Village, its golf course, marina and hotel portfolio have been running for two decades. RAK Properties (incorporated 2005) also has a substantial delivery record, particularly in Mina Al Arab. Marjan's current form is the newest, though it inherited Al Marjan Island's existing development history through the 2025 merger.
